Victoria & Vancouver Island luxury real estate

Luxury Property Types in Victoria & Vancouver Island

Start with the kind of property you want, then compare the communities where it is most likely to be found.

Luxury real estate on Vancouver Island is not one market. Waterfront homes, large private estates, equestrian acreages, working vineyards, private islands and penthouses have different locations, features and due-diligence questions. This page is a starting point for comparing those property types without searching the entire residential market.

Choose the property first, then narrow the location

A buyer looking for a sheltered waterfront home with a dock may end up in North Saanich. Someone who wants an established oceanfront estate close to central Victoria may prefer Oak Bay. Horse properties and vineyards push the search toward usable acreage, while penthouses move it back into the city.

Those differences are why this site is organized around both property type and geography. The category pages below focus on the features that make each search distinct, then connect to the Greater Victoria and Vancouver Island communities where those properties are most likely to appear.

Waterfront and oceanfront homes

Waterfront is one of the largest luxury segments in Greater Victoria, but shoreline quality can matter as much as the house. Buyers compare low-bank access, rocky shoreline, sandy beach, exposure, privacy, dock potential and protected moorage. The main Victoria waterfront homes page covers the region, with dedicated guides for Oak Bay waterfront and North Saanich waterfront.

Large estates and acreages

An estate is more than an expensive house. Land, privacy, access, outbuildings, guest accommodation, views and long-term maintenance can all affect value. Greater Victoria has estate-scale properties in Uplands, North Saanich, Highlands and Metchosin, while the broader Vancouver Island estates market adds rural and coastal opportunities farther north.

Equestrian properties

Horse-property searches depend on practical land features. Acreage needs to be usable, not simply large on paper. Barn layout, paddock drainage, fencing, arenas, water and trailer access can quickly separate one property from another. Our Vancouver Island equestrian properties guide focuses on those details and the areas where horse acreages are more common.

Wineries and vineyards

Wine properties can combine real estate, agriculture and an operating business. A buyer may be looking for planted vines, a tasting room, production space, a residence, agricultural land or all of those together. The Vancouver Island wineries and vineyards for sale page covers the Cowichan Valley, Saanich Peninsula and other Island opportunities without assuming that every vineyard listing includes a winery business.

Private islands

Private-island ownership raises questions that ordinary waterfront searches do not. Boat access, docks, fresh water, septic, power, building approvals, emergency access and year-round logistics need close attention. See the Vancouver Island private islands guide for current listings and buying considerations.

Victoria penthouses

Penthouses trade acreage for elevation, views and urban convenience. Floor position alone does not make a residence exceptional. Terrace size, outlook, privacy, elevator access, parking, storage, strata rules and monthly costs all influence the experience. The Victoria penthouses for sale page focuses on the upper end of the city's condominium market.

Not sure which category fits?

Some properties cross several categories. A North Saanich estate may be waterfront and equestrian. A Cowichan acreage may include vines, guest accommodation and a large residence. A Gulf Island property can function as both a waterfront estate and a private retreat.

If your priorities are specific, describe the features that matter rather than forcing the search into one label. A manual search can combine acreage, waterfront, outbuildings, location and other requirements that do not fit neatly into a single MLS® filter.
