An island can offer a level of privacy that even a large waterfront estate cannot match, but every daily task becomes more dependent on transportation and infrastructure.

Some islands have substantial residences, power, water systems, docks and caretaker accommodation. Others are undeveloped or intended mainly for seasonal recreation. A buyer needs to understand not only what exists today, but how groceries, fuel, contractors, emergency services and guests will reach the property in poor weather.

If floatplane access is part of the plan, discuss that separately rather than assuming open water automatically makes it workable.

Cellular and internet service can affect work, security systems and everyday convenience. Test what actually works at the property instead of relying on a coverage map.

Buildings, shoreline and future improvements

Island construction can cost more because every worker and material has to reach the site. If you plan a major renovation, new dock, guest building or replacement home, investigate approvals and realistic construction logistics before treating the project like a normal waterfront build.

For buyers who want privacy but prefer road access, a large Vancouver Island estate or remote waterfront home may deliver much of the same experience with simpler year-round logistics.
