Luxury waterfront homes along the coast of Greater Victoria BC

Victoria & Vancouver Island luxury real estate

$5M+ Victoria Waterfront Estates

A focused look at landmark waterfront and oceanfront homes at the top of the Greater Victoria luxury market.

This is the upper end of the Greater Victoria waterfront market. Here I focus on estate-scale properties, rare shoreline and homes generally priced at $5 million or more.

What changes at the top of Victoria's waterfront market

At this level, buyers are rarely comparing homes by bedroom count alone. Land, shoreline, privacy, architecture, provenance and irreplaceable location can matter more than conventional market averages.

Some properties are large newer residences designed around ocean views and indoor-outdoor living. Others are legacy estates with mature grounds, guest accommodation, carriage houses or historically significant architecture. In places such as Uplands, Beach Drive, Ten Mile Point and North Saanich, the scarcity of comparable sites is often a major part of the value.

If you want to see the full luxury waterfront market, begin with Victoria waterfront homes for sale. If your search is specifically for landmark estates and the very top of the market, this is the more focused collection.

Current MLS® selection

$5 million-plus Victoria waterfront homes

Current high-value waterfront listings can be very limited. A private search can also catch properties described with unusual MLS® terminology.

Luxury and specialty properties can be difficult to capture with a single MLS® filter. If a property type is important to you, contact me for a more focused search and current availability.

Questions that deserve extra attention on a major waterfront estate

At the upper end, due diligence often expands beyond the main residence. Buyers may need to understand marine improvements, accessory buildings, seawalls, private roads, gates, wells, septic systems, generators, extensive landscaping, pools and complex mechanical systems. Some estates also have multiple legal lots or structures built in different periods.

Insurance, replacement cost and long-term maintenance can also be materially different from a conventional home. An older waterfront estate may be architecturally exceptional but require a more detailed plan for windows, roof, masonry, drainage, marine structures or building-envelope work.

Where landmark waterfront estates appear

Uplands and the Oak Bay waterfront are the best-known prestige addresses close to Victoria. Saanich offers Ten Mile Point and other oceanfront pockets with larger lots. North Saanich can provide estate scale, privacy and easier access to boating. Buyers willing to go farther from the city can find very different opportunities in Metchosin, Sooke and the Gulf Islands.

Questions buyers often ask

How often do $5M+ waterfront homes come up in Victoria?

Inventory varies and can be very limited. Many estate-scale waterfront properties are tightly held, so the number of active listings at any one time may be small.

Is Uplands the only area for high-end waterfront estates?

No. Uplands and Oak Bay are prominent, but significant waterfront estates also appear in Saanich, North Saanich, Metchosin, Sooke and the Gulf Islands.

Should I use the same inspection process as a normal house?

The fundamentals are similar, but large waterfront estates can involve additional specialists for marine structures, complex mechanical systems, pools, wells, septic systems, accessory buildings or other site-specific features.
